Services

Residential construction services across Oxfordshire, Cambridgeshire and the East Midlands

S&E Construction Group is a residential construction company working on homes in Oxford, Cambridge, Peterborough, Northampton, Milton Keynes and the towns between them. We build extensions, carry out complete refurbishments, install structural steelwork, construct garden rooms and convert properties into HMOs.

Every project follows the same approach, whatever its size. We review the approved drawings and the structural engineer's information before anything starts, agree a detailed itemised cost breakdown rather than a single headline figure, and keep one person responsible for the build from first day to handover. Structural alterations, drainage and foundations are coordinated properly, and building control is involved at the stages it needs to be, so nothing is discovered late.

During the build you get weekly progress updates, a clear view of what is happening next, and an honest answer when something unexpected turns up behind a wall. After completion there is snagging, aftercare and the guarantee that comes with the work. The five services below are what that looks like in practice — most projects combine two or three of them.

Not sure which of these your project needs? Send over your plans and we will tell you plainly what the work involves, what order it has to happen in, and where the risk sits.

01

Home Extensions

Side, rear and double-storey extensions designed to add space and value, built to blend seamlessly with your existing home.

An extension is a structural project before it is a finished room. Drainage is rerouted, foundations and underpinning are completed, and openings in the existing property are formed under temporary support before the new structure is closed in. We work from your approved planning drawings and structural engineer's calculations throughout.

  • Single storey rear and side extensions
  • Double storey extensions
  • Drainage alterations and new foundations
  • Structural steelwork and beam installation
  • Building control coordination and sign-off
02

Full Refurbishments

Complete home renovations from top to bottom — restoring period features while introducing modern comfort and layout.

A full refurbishment means taking a property back to its structure and rebuilding the services, layout and finishes from there. We coordinate first-fix plumbing and electrics, plastering, kitchens and bathrooms so the sequence does not stall, and we keep the detail consistent from room to room.

  • Full internal strip out
  • First-fix plumbing and electrics
  • New kitchens and bathrooms
  • Plastering, joinery and decoration
  • Restoration of period features
03

Structural Alterations

Wall removal, steel beam installation and layout reconfiguration to create open-plan living spaces engineered to last.

Opening up a house is only safe when the loads are properly carried. We install steel beams and columns to the engineer's specification, prop and support the structure while walls come out, and leave the work ready for boarding and finishing.

  • Load-bearing wall removal
  • Steel beam and column installation
  • Temporary works and propping
  • Structural engineer liaison
  • Opening preparation for glazing and doors
04

Garden Rooms

Bespoke garden rooms and home offices — insulated, connected and built for year-round use as a premium additional space.

A garden room is only useful if it can be used in January as well as July. We build insulated structures with proper foundations, power, heating and glazing, specified for year-round work and living rather than as a fair-weather outbuilding.

  • Insulated floor, wall and roof build-ups
  • Power, heating and data connections
  • Glazed doors and roof lights
  • Foundations and drainage
  • Internal lining and finishes
05

HMO Conversions

Professional HMO conversions that maximise rental yield while meeting all safety, licensing and building regulation standards.

An HMO conversion reorganises a whole building so several households can live in it independently. That means rethinking the layout, separating services, meeting fire and sound requirements, and finishing every room to a standard that stands up to tenant use.

  • Layout reconfiguration for multiple lets
  • Fire safety and compartmentation
  • En-suite and shared bathroom fit-outs
  • Kitchen provision per let
  • Building regulations and licensing support
